These terms describe how LeaseLab actually behaves. They have not been reviewed by a lawyer; the warranty and liability sections in particular are written conservatively and are pending legal review.
LeaseLab is operated by Jiajian Yang, a sole proprietorship based in Ontario, Canada ("we", "us"). By creating an account or using LeaseLab, you agree to these terms.
You must be able to enter a binding agreement to use LeaseLab. You are responsible for your sign-in credentials and for what happens in your workspace, including anything done by people you invite to it.
Tell us promptly if you believe someone has gained access to your account.
LeaseLab is software for keeping track of your own residential rentals: properties, units, leases, monthly rent obligations, payments you record, and maintenance work orders.
LeaseLab does not give legal, accounting, tax, tenancy-law, or financial advice. Nothing the product displays or generates is advice, and it is not a substitute for a professional who knows your situation. Decisions about your tenancies remain yours.
A payment recorded in LeaseLab is a record you entered, stating that you received money. It is not confirmation from a bank or any financial institution, and LeaseLab does not verify that a payment occurred. Rent status shown in the product is only as accurate as what you record.
You keep ownership of everything you put into LeaseLab. You grant us only the permission needed to run the service for you: to store, process, transmit, and display your content so the product can work, and so we can support you when you ask.
You are responsible for having the right to provide the information you enter or forward, including information about your tenants and other people. Only forward maintenance-related email — anything you forward is stored in LeaseLab.
Some features use AI: reading structure out of imported files, and suggesting a category and priority for maintenance requests. AI output can be incomplete or wrong. It is presented for your review, never applied to your records on its own, and you are expected to check it before relying on it.
Each plan supports up to its stated number of active units. Once a workspace reaches its plan's limit, adding or importing further active units is blocked until you upgrade. Nothing already in your workspace is removed, and everything remains readable.
LeaseLab is actively developed and features may change. Some parts are explicitly labelled Beta in the product — most notably the automatic matching of forwarded email to a tenant, property, and unit. Beta features work, but their accuracy is still improving, which is why unmatched results are surfaced for you to review rather than applied silently.
If we make a material change that reduces functionality you rely on, we will tell you.
LeaseLab runs on third-party infrastructure and uses third-party services for hosting, sign-in, payments, email delivery, and AI inference. Those providers have their own terms, and their availability affects ours. The current list is in the Privacy Policy.
The service is provided "as is" and "as available". To the extent the law allows, we make no warranties of any kind, whether express or implied, including any implied warranty of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the service will be uninterrupted or error-free, and we do not publish an uptime commitment.
To the extent the law allows, we are not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost revenue, or lost data, arising out of your use of LeaseLab.
To the extent the law allows, our total liability for any claim relating to the service is limited to the amount you paid us for LeaseLab in the twelve months before the claim arose.
Nothing here limits liability that cannot be limited by law.
You may stop using LeaseLab at any time by cancelling your subscription. We may suspend or terminate access if these terms are breached, if the service is being used unlawfully, or if required by a provider or the law. Where circumstances allow, we will give you notice and an opportunity to put things right first.
These terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable in it, and the courts of Ontario, Canada have jurisdiction, without regard to conflict-of-laws rules.
